Information

Extensively renovated, this impressive seven-bedroom villa with its unique well-considered layout offers elegant, contemporary, and unashamedly luxurious accommodation for 14 guests. Villa Lavaya is set on an 850m² plot - one of the largest in Kalkan, thereby offering a significant amount of outdoor space. Several cushioned seating areas, sun loungers, hanging rattan swing chairs, and double day beds are well placed around the vast terraces to take advantage of the sea views. An exceptional level of facilities including; 2 swimming pools, an entertainment/games area with an outside bar, a fully equipped gym, a cinema/video games room, jacuzzi baths, and beautiful sea and mountain views will keep everyone either entertained or immersed in relaxation.

Outside

The vast 60m² infinity pool at Villa Lavaya can be heated if desired and has a shallow section to enable non-swimmers/children to enjoy the pool, yet is still deep enough to swim the full length. There are Mouse and Snake Islands views from the pool terrace, a view best appreciated at sunset when dramatic hues of oranges, pinks, and purples illuminate the sky.

If you are looking to hide from the midday sun, the hammock in the side garden is an ideal spot to relax with a good book. Those who enjoy the heat grab a chilled bottle from the outdoor bar and relax in the unique swing structure while catching the sun's rays. The day beds next to the pool allow you to lie back and unwind to the sounds of water flowing from the master suite infinity pool above; you can extend the canopy to grab a little shade here if you wish.

The outdoor entertainment area with a pool table, table tennis, and a dartboard is a brilliant space for those who still have some energy after a day by the pool or fancy an afternoon activity shaded from the sun. Close by is a cushioned rattan seating area for spectators to sit and chill or just cool off with a refreshing drink.

To the other side of the entertaining area, you will find a marble-topped outside bar. Elegantly equipped with everything you need to create a tempting sundown cocktail before heading into town to visit one of Kalkan's exquisite restaurants.

There is an al fresco dining area ideally situated between the kitchen, and built-in stone BBQ, waterfall lights above the large outdoor table create a magical ambience and a beautiful setting for evening dining. The outdoor Sonos sound system enables you to stream your favourite sounds throughout the property and terrace.

Inside

The quality continues inside with marble floors and elegantly furnished interior spaces with fresh, contemporary décor in grey and white with hints of ochre, interspersed with tasteful artwork and attractive plants.

Ground floor

The ground floor comprises a very generously proportioned light-filled open-plan living area incorporating a lounge, dining room, kitchen, WC, and a reading area with handcrafted chairs and a coffee table. The 75" 4K Samsung TV with Sonos surround sound makes the lounge a delightful space to enjoy a movie together in the evening.  The villa has high-speed Wi-Fi and IPTV (so you can watch your favourite UK TV channels, movies, and live sports on three large screens).

The fully equipped (Bosch and Siemens appliances) kitchen is perfect for self-catering. A large 14-seater marble table provides a relaxed, indoor space in which to dine. Glass doors open up onto the poolside terrace at the front and to the entertainment area at the rear of the villa.

A spacious double bedroom with an en-suite shower room has direct access to the poolside terrace.

A modern glass-encased staircase leads up to the first floor.

First floor

You will find three en-suite bedrooms on the first floor, one double, one twin (can be configured as a double on request), and a king-sized master bedroom suite.

The double and twin bedrooms are furnished with bespoke fitted wardrobes and dressing areas and have en-suite shower rooms.  Each bedroom has full-height glass doors that open up onto a large shared furnished balcony to enjoy the panoramic views of the Mediterranean and surrounding mountains. 

The decadent master bedroom suite maximises the sea views with dual-aspect glass doors.  The doors open up to a generous private terrace furnished with a cushioned sofa set and two rattan hanging swing chairs. A large private Jacuzzi joins onto a 10m plunge pool, which has a shallow level ideal for two sun loungers and a waterfall feature that cascades into the infinity pool below. A walk-in dressing room provides ample storage, and you can enjoy either a relaxing jacuzzi bath or a shower with sea views from the master bathroom.

Second floor

The second floor consists of a further double bedroom with fitted bespoke wardrobes, a dressing area, and an en-suite with both a jacuzzi bath and a shower. Full-height glass doors give access to a private wrap-around roof terrace furnished with sun loungers and a swing chair, from which to enjoy breathtaking panoramic sea and mountain views.

Lower ground floor

The lower ground floor is accessed down steps leading from the pool terrace. It comprises a fully equipped air-conditioned gym, a sixth double bedroom with an en-suite shower room, fitted wardrobes, a dressing area, and a cinema/video games room (which can also serve as a seventh bedroom, utilising the full-size double sofa-bed).

For those who like to stay fit while on holiday, the air-conditioned gym has everything you need; equipped with a multi-gym, exercise bike, weights bench, dumbbells, barbells, free weights, Swiss ball, exercise step, and a smart TV.

The cinema/video games room is perfect for teenagers. It is furnished with a bespoke full-size double sofa bed for optimum comfort whether you want to watch a movie on the 4K 65" Samsung TV with surround sound or play a game on the Xbox. This room also has an en-suite shower, w/c facilities, and a refrigerator to keep your drinks chilled.

Terms & Conditions

Rates & Minimum Stay
Rental rates (including security deposits) on our website are for guidance purpose only and subject to change.  We will provide a written quotation for enquiries received with accurate rates at time of request.  All rates quoted are also subject to change until confirmed with an official confirmation invoice. Minimum stay is 7 nights.

Deposit Policy
A non-refundable deposit equal to 25% of the total is required in order to make a booking.  Final payment is due 10 weeks prior to departure. If the reservation falls within 10 weeks of departure, full payment is due at time of booking. 

Use of the Villa
The use of the villa is strictly for private holiday residence. The property manager and/or the owner of the villa has the right to evict a guest and terminate the booking if found in breach of contract. This can include overcrowding, intoxication and unsavoury behaviour, physical or verbal assault, wilful damage to the villa, any incident which results in the police attending the villa, any behaviour posing a threat to others, ignoring advice to reduce excessive noise, use of illegal substances or flammable fluids such as explosives or fireworks, smoking within the villa or having a party without prior consent of the owner.  No refund will be given for any unused nights.

Travelling with Children
Villa Lavaya is a private home and needs to be treated as such. Villa Lavaya has pools, staircases, balconies, ornaments and equipment that can prove hazardous.  If you are travelling with children it is your responsibility to ensure they are supervised at all times. Property damages will be charged for and Villa Lavaya bears no responsibility in the event of personal accidents to any guest.

Cancellations
Deposits and balance payments are non-refundable. It is recommended that you to take out travel insurance that covers cancellation of villa rental.  All cancellations must be received by us in writing.

Security and Damage Deposits
A £500 security/damage deposit is payable with the final rental balance and is returned to you within 10 days of the end of your holiday provided there is no loss or damage to the property or its contents.  The payment of your security deposit does in no way exclude you from your responsibility to take every care of your holiday accommodation. The property will be presented in good order and should be left as such. Any damage liability rests totally with you. If any damage occurs (accidental, wilful, reckless or otherwise) or the property is left in an unacceptable condition, then the security deposit will be used and not returned to you.

Should no damage have occurred during your stay then the breakage deposit will be returned to you. Additional payment for any proven claim in excess of the breakage deposit will be requested by Villa Lavaya.

Occupancy by the Numbers
No parties, weddings or large gatherings allowed in the villa without written permission. Villa Lavaya may not be occupied by more guests than specified in the rental contract. Rates are based on occupancy and additional fees may apply. Villa Lavaya caters for a maximum of 2 occupants per bedroom. Additional guests for dinner/drinks may be permitted. This is subject to the approval of the owner or the property manager, and additional charges may apply.

Check-in /Check-out times
Check-in is from 3pm and check-out times before 10am. Request for an early check-in or a later check-out can be requested and will be subject to final confirmation with the owner as this will depend on the arrival and departure of other guests on the changeover days, so may not be confirmed until near to the travel date. We recommend that you advise us of your requirements at the onset of your enquiry.

Late Arrivals
If your arrival is delayed for any reason you should inform the local contact person noted on the final documentation which is sent once full balance is received for the holiday. Should you experience any delays with your chosen transportation to the destination, Villa Lavaya does not accept responsibility for the problems this may cause.

Rental of additional services and equipment
Upon request, equipment such as cribs, high chairs, car seats, play pens, strollers can be provided subject to additional charges.

Transfers / Car Hire
Villa Lavaya can arrange services such as transportation and car hire. Additional charges apply.

Passports, Visas & Health requirements
It is the responsibility of every member of your party to check they have the correct and valid passport and/or visas and any required inoculations for the destination to which you are travelling. Villa Lavaya cannot accept responsibility for you or your party failing to produce or provide the necessary documents

Insurance
It is a compulsory requirement that you and your party have the necessary insurance cover to protect for medical needs, cancellation, flight delays, ‘force majeure’, travel disruption cover and personal liability. Villa Lavaya bears no responsibility if your travel insurance does not meet any requirements you may need for a claim.

Building Works
The 'Season' in Kalkan runs from May to October. 

In Turkey, all work by private construction companies, in places designated as tourist areas, is prohibited between May and October. In previous years some builders have agreed to finish sooner, at the request of the local Belediye, but they have a right to continue until the official deadline. Until the 15th May, construction work, some of which may be noisy, is permitted between the hours of 8am and 8pm.

If you wish to make a booking outside of the 'Season', it is possible that construction projects may be going on in the area. Villa Lavaya cannot be expected to know the timings and exact locations of every building project in Kalkan and so bookings outside the 'season' cannot be guaranteed to be unaffected by construction works.

You must ensure you have adequate travel insurance for your holiday and claim via your insurance company.

Covid-19 Government Protocols
If you are due to travel in the foreseeable future you must ensure you comply with all protocols of the Government of your holiday destination as well as the UK Government protocols including the departure and arrival requirements.  Destinations are changing the policies on a regular basis.  We also strongly advise you check and seek travel insurance that covers for cancellations due to covid-19 or medical assistance if required when abroad.
