Ground Floor

First Floor

The first floor houses three en-suite bedrooms:

All bedrooms feature bespoke wardrobes, dressing areas, and full-height glass doors that open onto a shared furnished balcony with panoramic sea views.

The master suite is a sanctuary of luxury, with dual-aspect glass doors leading to a private terrace. The terrace is furnished with a sofa set and swing chairs and includes a private Jacuzzi and a 10m plunge pool with a waterfall feature.

The master bathroom offers both a jacuzzi bath and a shower with sea views.

Second Floor

Lower Ground Floor

Accessible via steps from the pool terrace, the lower ground floor features:

Terms & Conditions

Rates & Minimum Stay
Rental rates (including security deposits) on our website are for guidance purpose only and subject to change.  We will provide a written quotation for enquiries received with accurate rates at time of request.  All rates quoted are also subject to change until confirmed with an official confirmation invoice. Minimum stay is 7 nights.

Deposit Policy
A non-refundable deposit equal to 25% of the total is required in order to make a booking.  Final payment is due 10 weeks prior to departure. If the reservation falls within 10 weeks of departure, full payment is due at time of booking. 

Use of the Villa
The use of the villa is strictly for private holiday residence. The property manager and/or the owner of the villa has the right to evict a guest and terminate the booking if found in breach of contract. This can include overcrowding, intoxication and unsavoury behaviour, physical or verbal assault, wilful damage to the villa, any incident which results in the police attending the villa, any behaviour posing a threat to others, ignoring advice to reduce excessive noise, use of illegal substances or flammable fluids such as explosives or fireworks, smoking within the villa or having a party without prior consent of the owner.  No refund will be given for any unused nights.

Travelling with Children
Villa Lavaya is a private home and needs to be treated as such. Villa Lavaya has pools, staircases, balconies, ornaments and equipment that can prove hazardous.  If you are travelling with children it is your responsibility to ensure they are supervised at all times. Property damages will be charged for and Villa Lavaya bears no responsibility in the event of personal accidents to any guest.

Cancellations
Deposits and balance payments are non-refundable. It is recommended that you to take out travel insurance that covers cancellation of villa rental.  All cancellations must be received by us in writing.

Security and Damage Deposits
A £500 security/damage deposit is payable with the final rental balance and is returned to you within 10 days of the end of your holiday provided there is no loss or damage to the property or its contents.  The payment of your security deposit does in no way exclude you from your responsibility to take every care of your holiday accommodation. The property will be presented in good order and should be left as such. Any damage liability rests totally with you. If any damage occurs (accidental, wilful, reckless or otherwise) or the property is left in an unacceptable condition, then the security deposit will be used and not returned to you.

Should no damage have occurred during your stay then the breakage deposit will be returned to you. Additional payment for any proven claim in excess of the breakage deposit will be requested by Villa Lavaya.

Occupancy by the Numbers
No parties, weddings or large gatherings allowed in the villa without written permission. Villa Lavaya may not be occupied by more guests than specified in the rental contract. Rates are based on occupancy and additional fees may apply. Villa Lavaya caters for a maximum of 2 occupants per bedroom. Additional guests for dinner/drinks may be permitted. This is subject to the approval of the owner or the property manager, and additional charges may apply.

Check-in /Check-out times
Check-in is from 3pm and check-out times before 10am. Request for an early check-in or a later check-out can be requested and will be subject to final confirmation with the owner as this will depend on the arrival and departure of other guests on the changeover days, so may not be confirmed until near to the travel date. We recommend that you advise us of your requirements at the onset of your enquiry.

Late Arrivals
If your arrival is delayed for any reason you should inform the local contact person noted on the final documentation which is sent once full balance is received for the holiday. Should you experience any delays with your chosen transportation to the destination, Villa Lavaya does not accept responsibility for the problems this may cause.

Rental of additional services and equipment
Upon request, equipment such as cribs, high chairs, car seats, play pens, strollers can be provided subject to additional charges.

Transfers / Car Hire
Villa Lavaya can arrange services such as transportation and car hire. Additional charges apply.

Passports, Visas & Health requirements
It is the responsibility of every member of your party to check they have the correct and valid passport and/or visas and any required inoculations for the destination to which you are travelling. Villa Lavaya cannot accept responsibility for you or your party failing to produce or provide the necessary documents

Insurance
It is a compulsory requirement that you and your party have the necessary insurance cover to protect for medical needs, cancellation, flight delays, ‘force majeure’, travel disruption cover and personal liability. Villa Lavaya bears no responsibility if your travel insurance does not meet any requirements you may need for a claim.

Building Works
The 'Season' in Kalkan runs from May to October. 

In Turkey, all work by private construction companies, in places designated as tourist areas, is prohibited between May and October. In previous years some builders have agreed to finish sooner, at the request of the local Belediye, but they have a right to continue until the official deadline. Until the 15th May, construction work, some of which may be noisy, is permitted between the hours of 8am and 8pm.

If you wish to make a booking outside of the 'Season', it is possible that construction projects may be going on in the area. Villa Lavaya cannot be expected to know the timings and exact locations of every building project in Kalkan and so bookings outside the 'season' cannot be guaranteed to be unaffected by construction works.

You must ensure you have adequate travel insurance for your holiday and claim via your insurance company.

Covid-19 Government Protocols
If you are due to travel in the foreseeable future you must ensure you comply with all protocols of the Government of your holiday destination as well as the UK Government protocols including the departure and arrival requirements.  Destinations are changing the policies on a regular basis.  We also strongly advise you check and seek travel insurance that covers for cancellations due to covid-19 or medical assistance if required when abroad.
